New homes often have defects that you may not notice until it is time
to sell. The defects may be called out by the home inspector for the next
buyer, and you, as the seller, may be asked to pay for the repair of these
defects.
However, most builders warranty your new home and its various mechanical
systems unconditionally for one year. (Items such as the foundation, roof,
and structure often have a 10-year warranty.) I recommend that you have
your newly-built home inspected between the 8th-10th month, from roof
to foundation, to ensure all visible components/systems are in proper
working order. Many defects are not noticed by the average homeowner.
By presenting the inspection findings to you, you can then contact the
builder to have any defects fixed, usually at no cost to you.
